www.oceanrental.net web site for sale, but how do I decide on price? Yearly income of $40,000 and listed on search engines for past 5 years. Sold condo.

To start with, someone in your ad sales thread asked you where do you take 5 years when the domain is just 3 years old?

I have a question however: why sell a domain if the site makes money? Sell the site as you already doing so within the marketplace forums on HostingDiscussion.com, because the domain itself, with no traffic especially, is not worth more than registration value of $7.95.
